JPG Group provided civil, structural and geo-environmental engineering consultancy services for the redevelopment of the former Union Mills site, on behalf of Opus North. The development transformed a brownfield industrial area into a vibrant commercial retail development. Delivered across multiple phases, the scheme comprises two roadside retail units, food store, drive through fast food unit, and five trade units in two terraces. Occupiers include Starbucks, Lidl, Burger King, Howdens, Toolstation and Screwfix.
The project required the demolition of the former mill structures and significant site reconfiguration and remediation, including the infilling of a former mill pond. Working with tight level constraints across the 240,000sq ft site – JPG carefully coordinated earthworks, drainage, and finished floor levels to ensure buildability and long-term resilience.
JPG provide full sub-structure designs comprising a mix of traditional pad foundations, piling, and rigid inclusions, ground floor slab designs, full drainage and attenuation strategy, geotechnical investigations, and external works designs including retaining structures.
Despite the technical challenges associated with the brownfield redevelopment, level constraints, and phased occupation with tenants – JPG delivered a coordinated and efficient engineering solution that unlocked the full redevelopment potential of the site.
The completed scheme represents a significant regeneration milestone, replacing an aging industrial asset with a modern, high-quality retail hub designed to serve the local community while supporting long-term commercial growth.
