JPG has provided geotechnical and civil engineering services to transform the derelict site of former RAF Sealand Airfield and create over 188 acres of developable land for residential and commercial use.

JPG has been engaged on this project for 9 years providing civil and geotechnical support to our client throughout the planning, design, and construction stages.

This phased works development provided serviced development plots dedicated for residential or commercial use. Defined plots were raised to suitable levels and serviced to provide unattenuated surface water discharge, foul water points of discharge, water supply, telecoms, gas and electric supplies and means of access.

JPG’s geotechnical team completed intrusive site investigations translating these in factual and interpretative reporting. Following the identification of contamination, the team produced a remediation strategy and subsequent validation reporting once works had completed.

Working in collaboration with a hydraulic modelling third party, JPG’s Strategic Land team detailed the minimum plot plateau levels above the flood scenario and established the fill import requirements to raise the plots to the required development level.

As a commercially and environmentally efficient solution to raising plot levels, our Geotechnical team worked alongside the contractor to establish the site under the CL:AIRE protocol, enabling the site to import material from other donor sites. JPG inspected and sampled donor site materials providing recommendation on the suitability of the material and supervised the material placement and testing once imported.

JPG’s Infrastructure engineering team provided highway design services to provide a Section 38 adoptable residential spine road that serviced all development parcels. The team designed a SUD’s network of open swales to convey the sites surface water to its outfall and served to provide attenuation for the development plots and highway infrastructure.

The Infrastructure engineering team designed the site foul water network to Section 104 adoptable standards. This comprised of an intrinsic network of three pumping stations, foul water storage, the provision of points of discharge for development plots, and liaison with the water authority for the co-ordinated implementation of a Section 98 sewer requisition.

Throughout the build JPG provided technical support to the contractor, monitored geotechnical and civil engineering works, provided formal reporting to the client on the progression and quality of works and aided in the collation of the serviced plot sales marketing packages.
